Municipal Planning and Development Office

 (1) ISSUANCE OF ZONING CERTIFICATION

        Essence. All Citizens owning or occupying a parcel of land shall secure first a Zoning Certification prior to the establishment of any development, holding of activities, or implementation of projects based on land use classification pursuant to approved Municipal Land Use Plan and Zoning Ordinance No. 2005-17

 

  1. Processing Time. If the requirements are complete, this transaction shall be completed within ten (10) minutes plus 1 day for distant project therein.

 

  1. Clientele. Citizens planning to establish any development to their land or construct projects or do business within the municipality.

 

  1. Requirements:

 

(1) Duly Accomplished/Notarized Application for Zoning Certification;

(2)  Vicinity map drawn to an appropriate scale indicating clearly and specifically the exact location of the proposed site and existing land uses and landmarks within a radius of  at least 500 meters duly signed by a licensed GE /CE or an Architect (For Building Permit, Electrical & Plumbing permit);

(3)  Lot Plan drawn to a scale and duly signed by a licensed Geodetic Engineer;

(4)  Photocopy of the TCT or any proof of ownership, or right over the property or latest Tax Declaration from Municipal Assessor’s office.   

(5)  Tax Clearance from Municipal Treasurer’s Office (MTO).

(6)  Zoning Certification Fee/Filing Fee- Official Receipt

(7)  Other supporting documents if necessary:

(a)  Deed of Sale;

(b)  Contract of Agreement;

(c)   Affidavit of Consent /Authorization (notarized);

(d)  Special Power of Attorney (authorized representative).

 

  1. Availability of Service. During office days:   Monday to Friday from 8:00 A.M. to 5:00 P.M.  NO NOON BREAK.

 

  1. Fees and Charges. The Zoning Fees based on existing municipal tax ordinances –

(2) ISSUANCE OF LOCATIONAL CLEARANCE

       

(a) Essence. All citizens owning, occupying, and developing a parcel of land shall secure first a Locational Clearance prior to the conduct  of any development, activities,  projects, or business operations based on Locational guidelines set pursuant to approved Municipal Land Use Plan /Zoning Ordinance.   

 

(b)  Processing Time. If the requirements are complete, this transaction shall be completed within one (1) day and twenty (20) minutes.

 

  1. Clientele. Citizens planning to establish any development to their land or property or construct projects or do business within the municipality.

 

  1. Requirements:
    1. Duly Accomplished/Notarized Application for Locational Clearance;
    2. Vicinity map drawn to an appropriate scale indicating clearly and specifically the exact location of the proposed site and existing land uses and landmarks within a radius of  at least 500 meters duly signed by a licensed GE /CE or an Architect;
    3. Lot Plan with site development plan drawn to a scale and duly signed by a licensed Geodetic Engineer;
    4. Photocopy of the TCT or any proof of ownership, or right over the property or latest Tax Declaration from Municipal Assessor’s office;
    5. Tax Clearance from Municipal Treasurer’s Office (MTO). Please refer Service No. Securing Zoning Certification;
    6. Certification from the MARO, Department of Agrarian Reform that the parcel/s of land is/are not subject of  CARP coverage;
    7. Environmental Compliance Certificate(ECC) or Certificate of Non-Coverage(CNC) from Environmental Management Bureau(EMB-DENR);
    8. 1 set of Building Plan (signed and sealed w licensed CE.);
    9. Cost Estimates (signed and sealed w licensed CE.);
    10. Processing Fee/Filing Fee-Official Receipt;
    11. Zoning Certification(MPDO)
    12. Other supporting documents if necessary:

(a)  Deed of Sale;

(b)  Contract of Agreement;

(c)  Affidavit of Consent /Authorization (notarized);

(d)  Special Power of Attorney (authorized representative).
